How do I rent a unit?

You can lease a unit in three convenient ways:

1. Select your preferred unit and lease online.

2. Call or text our office at 816-410-0704.

3. Email 169admin@169storage.com with your desired unit size. We’ll assist you with pricing, promotions, and availability.

What are your operating hours?

Management is available by phone, text and email from 8 AM to 5 PM, Monday to Friday and 9 AM to 1 PM on Saturday. We’re closed on Sunday. Holiday hours may vary, so please call or check our website for specific information on those dates. Appointments are necessary to view units or meet management in person. Please call ahead to ensure the manager is in the office.

What are the access hours for tenants? How do I access the facility?

Access for current tenants is 24/7/365! Each tenant will be given a personal passcode to enter into the keypad. This feature helps us keep track of who comes in and out. You can also download the Storage Genie App to your iPhone or Android and the gate will automatically open for you without even rolling down your window or getting out of your vehicle.

Do I need to sign a long-term lease?

No. We understand that your storage needs may change from month to month which is why we offer the convenience of month-to-month lease agreements. Our leases renew automatically on the 1st day of each month and we require written notification 15 days prior to the end of the month you intend to terminate your lease agreement and vacate your unit. Tenants then have until the last day of the month to vacate their unit without being charged for the next month.

What type of documentation do I need to provide in order to lease a unit?

Please have a valid form of identification on hand such as a driver’s license or passport and a major debit or credit card as payment for your initial payment. If you plan to provide proof of your own third-party insurance coverage, please have that handy to send to us.

When can I move in or access my unit?

As soon as we have a signed lease agreement and payment for your first month’s rent including any applicable administrative fees and discounts or promotions, you are welcome to move into your unit!

When is rent due?

Rent is due the 1st day of each month, for all tenants. We will prorate your rent upon moving in and the next payment will be the 1st of the next month.

How do I make a payment each month?

We require all tenants to be set up for autopay at the time of leasing. Auto-payment runs on the 1st day of each month for all tenants. Payment options include debit cards, credit card, checking or savings accounts (ACH) on file. Please note: electronic payment methods do incur an additional service fee processed by our payment provider each month, starting at $0.50/transaction. We do not accept cash, checks or money orders unless approved by a manager. Please contact the office with any questions about payment or payment options.

Is there a grace period? What happens if my rent is late?

No. Payment is always due on the 1st day of each month. Should payment decline on the 1st, we will contact tenants to update their payment method but it is the responsibility of the tenant to make payment on time. Refer to your lease agreement for more information regarding the delinquency process or contact the office for assistance.

Are there any extra fees?

We charge a one-time $25.00 admin fee at the time of leasing. We do not charge any deposits. We offer the convenience of an online tenant account to update your payment methods as needed and to see information about your rental history with us. Other fees that can be incurred during tenancy include late fees, mailing fees, auction fees, lock cut off fees, cleaning/disposal fees, etc

Do I need insurance for my stored items?

Safety of your property is our priority. Tenants are required to either purchase a Tenant Protection Plan starting at $13/month for up to $1,000 of coverage OR provide proof of third-party insurance when leasing a storage unit or parking space. If proof is not available at the time of leasing, a protection plan will be added. Tenants may submit proof of coverage within 10 days to 169admin@169storage.com to have the plan cancelled and refunded. Our protection plans do not cover vehicles or motorized/titled property (including motorcycles, boats, trailers, campers, RVs, UTVs, or ATVs). Proof of third-party insurance is required for these items. Some homeowners or renters policies may cover stored items; however, tenants should review their policy and confirm with their agent that coverage applies to off-premises storage and fully covers the value of their belongings.

Do you offer a military discount? What about any specials or promotions?

Yes! We offer a 5% discount for active military with valid ID. Additional promotions, such as free rent or discounts on long-term leases, may be available. Check our website or contact the office for current offers.

Security

Do you have climate controlled units?

No. None of the storage units are considered climate controlled, temperature or humidity controlled storage units.

Is there electricity inside the units?

No. None of the storage units have electricity inside the units.

Can I live or work out of my unit?

We do not offer work or living spaces or allow tenants to operate businesses out of their storage units. Units are meant for storage of personal belongings, vehicles or business items only. Absolutely no working on vehicles inside storage units or on the property! Please contact the office for clarification on these terms.

Is the facility well lit?

Our facility has quality LED lighting on each building that allows the aisles and pathways to be well lit, making it easier when accessing your belongings in the evening or early morning.

Do you sell packing/moving supplies?

We offer a variety of moving supplies for purchase and rental including boxes, tape, oil drip pans for vehicle storage and solar chargers.

Will you accept deliveries for tenants?

Generally, no, that is not a service we offer. Please contact the office to discuss your package or delivery needs to see if there are any options available.

What can’t I store in my unit?

Perishables, plants, animals, stolen or illegal goods, flammable or hazardous items, combustible items or liquids. These items are strictly forbidden to store inside your unit. Storing these items will incur additional fees for cleaning and/or lease termination.

Do I need to lock my unit? What type of lock do I need to secure my unit?

Yes, all tenants are required to lock their unit with a lock. For added convenience, we offer tenants tamper resistant locks for sale in our office though tenants are welcome to use any type of lock they prefer. Please ask the manager during leasing if you are unsure if a specific lock will fit.

Do you have security cameras?

Yes! We have many around the facility and they are recording 24/7.

What pest control and cleanliness measures are taken?

We pride ourselves on maintaining a clean facility and during our unit turnover process, we ensure all units are clean and pest free prior to renting to the next tenant. The facility and grounds are regularly treated by pest control services. We require that tenants do not store any perishable items or items that can attract bugs or pests. Please contact the office if there are any issues.

Can I store a vehicle in my unit? Do you offer outside parking spaces?

Yes to both! We ask that tenants ensure something is set underneath the vehicle, such as an oil drip pan, to catch any possible leaks for interior storage units. Tenants are responsible for cleaning the storage unit upon vacating and if fluid drips or spills are left, additional cleaning fees will be charged. We offer outside, uncovered parking spaces for select vehicle types. Some restrictions apply including length, width and type. All vehicles must be in good, running condition, no junk vehicles, no boats and no tarped vehicles. Please contact the office for additional questions.

I lost the key to my lock. What can I do?

We understand that losing the key to your lock can be frustrating. For safety and security, tenants are not permitted to cut off their own locks. Please contact the office during normal business hours to schedule a lock cut by a manager. A lock-cut fee may apply, and tenants who remove their own locks without authorization will be charged accordingly.

I recently spoke to Erin, hopefully I spelled her name correctly, about renting a unit. I did not realize it was already 5:05 p.m. when I called her back and I desperately needed to get into a unit to start moving our stuff that day, Erin didn't hesitate to help me even after they had closed. At the end of the call she let me know they closed at 5pm for future reference and I realized then how outstanding she was to help me even though they were closed. Thank you. I can't say enough how much that meant. You saved me from a lot of property loss by getting the unit ready for me to move in that night.
